We own the hundred-and-two homes we manage. Single-family bungalows, brick colonials, post-war ranches, a few stubborn old Victorians — all of them in one city. That's the whole job.

We own ours. Then we keep them.
Every door we manage belongs to 58 Dakota. There is no third-party owner three states away with different priorities. The roof, the boiler, the front-yard maple — all of it is ours, and so is the responsibility for keeping it good.
Every house we own is inside the Pontiac city limits. We can be at any of them in twelve minutes. We know which neighbors plow whose driveway and which trash days actually get picked up.
Median tenancy across our portfolio is just over six years. Twenty-one current tenants have been in the same house for more than a decade. We do not raise rent on long-term residents without a real reason, and we say so in writing.
Most of what we own was built before 1960. We don't pretend they're new. We replace what's failing, repair what's tired, and leave alone the things that already work — the plaster, the original windows, the cabinets that outlasted three kitchens of fashion.
The portfolio is concentrated within a four-mile circle around the office on Dakota Street. We've never owned a property outside Pontiac and don't plan to.
